My House: For Sale

So if you're looking for real estate in Valparaiso or property in Valparaiso then look no further. I want to sell my house here on Cerro Concepcion. Well, I should probably rephrase that. I don't really want to sell my house. I love it here, but by selling I'll be able to finance another renovation project I'm working on and another property in this beautiful city will be restored to its former glory.

The house is essentially brand new, given that the entire original structure was replaced and strengthened. There's central heating, excellent insulation, double glazing, varnished original floorboards, beautiful antique style bathrooms, antique moldings, sun and light from dawn to dusk, stunning views of the hills, the Pacific and the Andes and the perfect position to view the Valparaiso New Year fireworks. There are 3 floors, the first an independent apartment and the two floors above a large house. Each level is 105m2.

What I actually want to do is to sell the house and then rent it back for a period of 12-18 months whilst I undertake the other project. I'm willing to pay more than the market price for the rent so I don't have the inconvenience of moving and also because I love living here and, to me, it's worth paying that little bit extra. The return on investment would be in the region of 6%+ plus capital appreciation and I believe the property is worth more than I'm asking for in the first place. I'd also move out if that's what's required.

Also, due to the bounce of the US$, if you're buying in that currency then you're currently getting 660 pesos to the $ which is a fantastic exchange rate. That'll possibly drop back to around 550-600 over the next couple of months or so. Now's a good time to be buying real estate in Valparaiso :)

Such a gorgeous house - unfortunately as you know I'm no longer in the market, and I think Stgo-Valpo would be a bit too much of a commute anyway :) Hope you find a great buyer, and I'm looking forward to seeing how you progress on the next place! I thought of the massive projects you've undertaken while we were just doing painting and flooring and finding that to be quite enough time/stress/dirt/dealing with maestros for the time being.

Emily-thanks! Dealing with maestros is fine as long as you have the time to watch them every second of the day. I'd hate to have a full time job and also have to deal with them.

Joel, thanks for the comment. It really is beautiful and it pains me to think about selling it but it'll enable me to continue working in this business. And as long as I stay in Valpo, I'll always be able to come by a look..!

what a great job Matt! with the house restoration i mean off course, but as a Valpo citizen im very thankfull with you for such a great stylish and classy work!

one question about the ceilling moldings, where do you buy the molds? are costum made? are made of iron? plastic? im really interest in housing ornament.

hey vecino-thanks...as for the cornices and moldings, they all come from Santiago with the exception of the corner 'faces'. These are original to the house, although the real originals were damaged so we saved one and made a mold for it.

All the moldings and cornices are made of plaster and fixed into place with screws and plaster around the edges. Check on www.todoyeso.cl and you'll see all the designs. I actually buy them from somewhere else for half the price but that's a trade secret :)

Your house is gorgeous, Matt. Aren't you sad to see it go after all the hard work you put into it? I can't say I'm not looking forward to watching your next project progress on the blog though.

Kyle-yeah I'll definitely be sad to see it go as I love it here but if it gives me the possibility to undertake more projects here then it'll be worth it...
